Most of the time, new commercial glass is coated with titanium dioxide. Manufacturers are doing this because it makes the windows “self-cleaning”. However, it also makes them hydrophobic, which creates a nightmare for window cleaners to deal with. If you’ve ever encountered this type of glass, you know the frustration when it dries spotty even with the best pure water system. The reason you see spotting is due to the dirt not being fully removed from the tiny pores in the glass.

While a water-fed brush is excellent for removing dirt on most windows, it may leave residual dirty water trapped in hydrophobic panes, making it ineffective at cleaning this glass.
