I don’t care how you squeegee a window. I already know how to squeegee windows. The fact you laugh at oxidation mean you don’t know what it is to clean aluminum framed windows or windows that have aluminum screens that haven’t been cleaned in a considerable amount of time.

Oxidation doesn’t spread like powder paint when wet. Powder paint does. Which means the frames need to be sealed with clear.

This is oxidation on an unpainted aluminum frame. Ya know what happens when you mop it? Nothing. Because what you’re talking about is powder coated aluminum that needs to be sealed, because the clear wore off.

By the by, I charge by square footage on mansions, by the pane on normal average square footage homes, and by the hour for commercial work over an hour, with a 20$ minimum, and by the pane up to 50 minutes.

If you charge by the pane for a millionaire, than you aren’t getting what their willing to pay, if you charge by the pane on commercial work, you’re getting shafted.

I charge 10$ per pane in average sized homes, 12 per sliding glass door pane, 12$ for a normal mirror, 15 for a ceiling to floor mirror pane.

Screens and tracks are always included, but for mansions, I’ll clean their glass tables, light fixtures, ceiling fans, and all of their mirrors if they complain about the price, they usually don’t though and I get that for straight glass cleans.

No lies, just smart business. You can lose money all you want working for pennies with million dollar purses if that’s how you want to do business.

I don’t like to lose myself and my customers are always happy.

Window cleaning isn’t a product, it’s a service. You might hire a personal assistant for 10$ an hour, but to be John Travolta’s, you’re making a cool million a year. Price has to scale to your client.

Most readers here have three section alu poles. OK up to 14 feet. Along with these they have carbon WFP poles up to 40 feet and some more.

You will find most posters are humble guys willing to share info. I am the most humble in my opinion :slight_smile:

So to make things more upbeat as it’s early days- let us know what pole/squeegees/rubber do you use and your views on various options?

Why would you only charge $2 more for a sliding door pane? A sliding glass door pane is about double the size and you have to bend down, which makes it more work. Why do you charge $12 for a normal size mirror when you only have to clean one side? A sliding door pane is bigger and you have to clean both sides.

Where I am, most houses have more sliders than Windows. I charge 10$ a window and they feel they get a deal on the sliders. Most residential homes that aren’t in the high end areas have around 5 Windows with entire slider rears. Different geographical locations have different build styles. Category 5 hurricane glass is expensive. The bottom line is the average home should cost around 200-250. And that’s what I get when I do them.

If I charged 15$ a slider pane we’d be at 250-300 instead of 200-250 range.

I charge 12$ a mirror, because where are mirrors? Usually found in bathrooms, what does the average bathroom counter look like? Bottles and perfumes and soaps and tooth brush stands and decorations that have to be moved to clean the bottom. And there is usually one or two per house.

I walk through a house and I see what I should get, and work backwards to get that.

Sometimes I charge 15$ a slider if they want tracks on the sliders. Which is 3$ a slider track.

I spend more time in wealthy homes because you make more money from people who have more money, pretty simple explanation.

I don’t do apartments unless they are ground level, because I have too much higher price work to do them and I lose money.

So here is a concept for you, even though you’re in the green for a job doesn’t mean you’re actually in the green. If I can’t do a job that costs more because I took the time to do the smaller unit, puts you in the red for doing a smaller unit. Volume hunters lose money. Less higher price jobs will usually net you the same or more for less work. Eventually you will have enough work at the higher prices to not even want to do small units at all.

I have a 99$ minimum for residential and almost never do a 99$ job. Window Cleaning isn’t a product you sell, it’s a service, i.e. it’s all labor. Go to a car mechanic, they will charge you for the product with profit built in, and then the labor with profit built in. A simple 4 hour job at a car mechanic will run you over a grand, because it has to. Because we don’t sell a product doesn’t mean we shouldn’t make a living.

When I worked for Fish, they’d charge 5$ a window 12 a slider and I’d make 30% of that, which means I’d get paid about minimum wage because he had no residential minimum. I went from 16-23k a year and have to pay for my own gas to around 200k a year minus gas.

It’s not 1975 anymore, can’t make 50k a year owning your own business, the average median income in the US is 53k per house hold, that’s usually 2 people with 23k a year each. A home in 1975 cost 9,000. That same home today costs 353,000. It used to cost 2$ a movie ticket, now it costs 12. What it cost to go to a movie in 1976 for a family of 4 was cheaper than two today.

Let’s say you want to change your radiator.

You can do it yourself for about 68$, but a mechanic is going to charge you 400+. They’ll charge you 140$ for the radiator, 200 for labor and 45$ for coolant, minimum. And that at an. “honest” mechanic. That’s one of the easiest repairs you can do.

You see, they charge you over double for the part, milk the labor, and about 15 over the anti freeze.

Where did I say they charge you 200$ an hour for labor? Show me a mechanic in any metropolitan area that’s charging less than 120 an hour for labor, and I’ll show you a mechanic you should be using.

You know if they have to lift your engine 2 inches for clearance, that’s a 750$ pricetag on just the lift right?

There is also no such thing as “book price” on labor at a mechanic. Their book price is whatever they wrote in their book.

A simple cursory Google search will tell you the average hourly labor a car mechanic charges is 80-125$ an hour. There are more mechanics outside metro areas that lower the national average. I live in Tampa. The average in Tampa is 120-180$ an hour. I look stuff up, that’s called “market research.”

If you live in the backwoods of Indiana, my prices wouldn’t work, nor would a mechanic who charges 140 an hour, but I don’t. I live in a city where the cheapest rent is $1000.

You can barely work at all and still make 60k a year cleaning Windows. 11 hours a week can make you 60k annually. What happens when you work 40 hours a week? 60*4=240k that’s at 44 hours a week, lol.

What you know is nothing. You know nothing about business. You don’t even recognize that any radiator for any car that isn’t a supercar is under 70$.

You think mechanics have a “BOOK RATE” not realizing that the book is written by them.

You think 200$ an average home isn’t the going rate when Google will tell you that it is the national average.

This means you’re bad at sales and bad at business because you neglected to do market research and can’t justify a ~200$ average for residential. This means you’re taking too many small jobs, apartments and condos, or are drastically undercharging.

You might be also taking too many big and complicated jobs from people who have no shortage of money, who aren’t going to be put in the poor house spending a fair price.

On top of that, you’re costs to do business are too high because you use gimmick equipment like water fed poles.

If I need a WFP to do a job, I just let the next moron do it instead and straight hard pass on the job.

How about I’ve done market research and I have skills in the sales department. I was a salesman for 6 years before I started doing glass, I worked for Fish for one year because my wife had brain surgery and I needed the flexibility to go to a million doctors appointments. The owner of my local fish in his own words “I don’t know anything about window cleaning, I needed income so I bought the franchise.” -Mike Carter, Bradenton fish.

And even he’s charging 15 per mirror, 12 per slider and 5 per pane.

He can’t keep a single employee that’s not his daughter because 30% of a rock bottom price pays less than minimum wage after you factor in gas.

Fish only pays 30%, because 10% goes to corporate. The average window cleaning company pays their employees 40%.

When I use other cleaners, I pay 60% and keep 40. So if I have enough work for a full second route, that’s another 200k, that I take 40% of, because I actually pay my cleaners. My annual with one other cleaner becomes 280k, while I pay my cleaner 120 annual.

In short my employee retention is 100%. They never quit and they never do a bad job, because I pay them well enough for them not to.

You should be. I’m about to stop doing cleaning, pickup another cleaner, drop from 140% to 80% and buy a 900k apartment building that generates 145k a year and retire at 31 years old. That’s 10% the mortgage paid down per year, 45k in my pocket. In 10 years the entire 30 year mortgage will be paid off, and I’ll have raised the rents to pay me 200k per year ontop of 40% of 400k a year, while still paying my cleaners 120k a year. Then I could sell the property for a cool 2 million, and be worth almost 6. And invest 3 into stocks and parlay into 20 million over the next 10 years just trading in my spare time.

God I’m a good guy to work for.

What I KNOW is a mechanic charges BOOK RATE for the hours for repairs. I also know none of the radiators in any of the vehicles I own costs 68 bucks.

you said you do a $2400 job in 3-4 hours, that is $600-800 an hour. 200k is $100 per hour 40 hours a week 50 weeks a year. please explain the discrepancy (1 of about 12 in your post)
