Pricing commercial business located within converted residence

Hello from South East Florida, This is my first post. In my area there are quite a few businesses that are located within previous residential model homes, or in residential type structures such as doctor offices, eye clinics, architects, and more. I price store fronts one way and residential work another, but how do you approach these locations? Is there a middle ground, or is it the same as residential work due to similar type windows, etc. I ask this as I may be able to get a few of them on a regular bi-weekly or monthly maintenance. Thank you.

We don’t have that situation much in the Midwest, but I would price it according to the style of Window. How long will it take you to clean it, will you be opening them, and how much do you need to make for that time?

I could see that you may have an hourly range you shoot for, and maybe that is lower on commercia but higher on residential. I would just estimate how long it will take to do these windows and bid that way.

We’ve got a lot of businesses like that in the Northeast. I generally price the initial cleaning at my residential rate, or a bit lower if the situation warrants it. Office furniture tends to be easier to work around than fancy home furniture, and I can sometimes convince the business to ‘stage’ the building for me (move all furniture, window treatments, etc., away from the windows).

Then I offer maintenance pricing based on what they want for frequency. In my area, a lot of businesses of this type wait forever to get their glass cleaned, and for some reason don’t seem too keen on getting on a maintenance program. Maybe my maintenance pricing isn’t appealing enough. Oh well. Every visit gets priced at resi rates, in that case.
