National Double Hung Price

So have I. 22 years. Don’t assume your way is the ‘right’ way for everyone, because it isn’t.

Frankly I don’t understand your terminology…justify, push around, comprehensive…

Here’s what happens. I get a call, they want to have their house done. Sometimes their budget just allows for a few, or outs only, or the whole thing. I then count up the windows and price according to type, height, size etc. This is just for ME, I don’t itemize everything with them.

We get the work done, they’re thrilled, I’m happy…done.

Maybe we’re having a communication issue, you think I should do the whole house in/out or not at all? I’m confused.

I don’t really care. Yesterday I cleaned inside and out 2nd floor only of a two story home. $225 before lunch.

That’s all that matters the total number. If your happy with it then fine do it. Don’t understand how anyone can disputes this.

A minimum is important , unless your really slow them go do anything to make money, but when your busy , an booking work you need to weed out the pretenders. You shouldn’t be wasting your time with jobs that don’t generate what you could be making on other jobs.

Also drive times I’m not driving an hour out of my way to clean a house for 150 dollars.
My minim goes up !!! It’s all about how far you are with my minimums.

Every year I get calls for 3 window I can’t reach. I just tell them I have a minimum.
For me if there in striking distance of my route. I don’t mind going there for 15 minutes to make a quick 50-75. Very rarely the case though, so my minimum is non existent near my route.

I hear the argument about them picking windows. I was at an estimate once, an this lady had my head spinning. I want those , but not these. I want the 3 over there , but those kitchen windows they’re fine. Meanwhile she has a tennis court , built in pool , Mercedes , BMW. Big beautiful house. Get out of hear. That was a fun estimate i made her go over it a few times all the while pretending I was taking notes. Ugh!!!

Sorry man that’s nonsense. I really felt like she was messing with me . So I messed back ! :sunglasses:

Yep. I had a condo owner call earlier this year and just wanted 6 sliders cleaned on her balcony. She was happy paying my minimum. She got the sliders cleaned, It was a quick $100 for me then on with the rest of my day.

If your happy, then just ignore me. You are obviously doing business the way that works for you. Keep it up!

Roger that, no hard feelings.

$20 in/out. Much higher frequency of sliders in my market but same pricing. Add a few bucks more for two or three story or interior ladder work. Sill wipe downs are always included in that price.

$24 or $25 if screens are included. Screens are always washed in the Aztec screen washer.

$1 to $3 for tracks. I always clean tracks for DH or sliders as the moisture from cleaning quickly mixes with the clayish dust to make mud. I use wet wipes and frame rags. I also clean the opening mechanisms.

Let’s bump this thread. It’s been 4 years, I’m curious how things have changed especially with inflation and all.

Price for the aforementioned double hung

  • Where are you

  • Glass Inside and out

  • Plus screens washed

  • Plus tracks cleaned.

Go!

-$14
-$16
-$18-20

Obviously there’s lots of variables , but this is a good estimate

I forgot to add “where are you”

Prices basically the same except tracks $3, screens $4, and add 4% to over all price and round up to nearest dollar.

Tracks and screens always included.
$15 soon to be $16 for double hung, single hung, slider.

$13 glass $15 screens. I don’t clean tracks there is to many quality different perceptions and I hate doing them. Price goes up for second story or if they’re really dirty. Price goes down for frequency

I hate doing tracks also , we only do them if the home was recently build or if the tracks have been maintained. Some homes we just tell them flat out we won’t touch the tracks

What’s track cleaning? A towel wipe, vacuuming and scrubbing, steam cleaning? I’ll lose track customers and run my waterfed pole and squeegee for $100 $115 $130 hr all day. Have them tracks for 3 bucks lol

I just do sills and screens included in the price, but they won’t be ‘detailed’.

Single/doubles are $12 for walk ups, $15+ for ladder work if they don’t fold in. We had them at $8-10 a few years ago but that doesn’t fly these days.

I strictly do ‘nose to glass’ to achieve highest quality, built my business on this model and we are known for this.

KY btw.

Missed opportunity. Explain that they have been neglected and will never come completely clean, but for $XX, you can brush the dirt loose with a track brush, vacuum, and scrub with soapy water then wipe dry. There’s a charge for that of course; by end of the year you may be surprised at how much you added to your income.

I’ll vacuum the tracks for 5x the price
