Large bidding on strip mall

I agree. Use the pane count to help you get in the ballpark, but lean heavy on your time estimate. Lots of windows together and the same or similar size are a breeze to get through. So even if you come in lower per pane than usual, you can make it up because they are in clusters. And don’t underestimate that you won’t lose time and gas driving from job to job.

Thanks for the reply. My stick work is fairly good, this would be a great account to land. It would for sure help me make the transition from part time to full. I would want to start on the inside very early to avoid the people, they don’t open til 10 so that would give me some good time to get a lot of it done.

If you do it every 4 weeks then it is 13 times per year. Use the bonus week for a gift to yourself.

That’s not true always. Don’t let it be your problem though. Bid it for profit not low , because you feel there looking for lowest price. If they don’t choose you in a year from now they will.
I just picked up a strip mall @ $4 a plate in/out 1x a month.

And remember after all is said and done they did ask you for a quote on a job so that means your heading somewhere regardless if you get the job or not

Very true

Your advice is solid, but I’m not a noob. I’ve been doing resi and commercial, for myself, for 4 years now.

I also do construction clean for a local builder.

Once they are maintenance cleans, exteriors are way easier than interiors.

Have you ever approached your Builder and ask if you can leave a business card at each construction cleanup you do? Can be a way the new homeowner see’s who cleaned their windows get your foot in the door for future cleans.

As far as the insides go. The land lords will never pay you for moving things, So if you price it based on stuff in the way. Chances are you won’t get it. It’s your job to get all these mangers /store owners to move everything for you without getting trivial. Communication is key!! There getting there windiws done for free , so attest they can do is move things. It’s not your job!!! Just an FYI !!

???

He’s bidding a strip mall/center. The landlord is paying for it. The individual owners aren’t.
So to me it’s like move ya shit. I’m not doing it. Of course I don’t say it like that. An I don’t get trivial. I know what’s to much, An what not a big deal.
I do a couple of centers for landlords , An trust me I let each An every individual know it’s so nice if the landlord to do this for you guys. This is very rare.
" So do as I need :grinning:". Need this moved , need that moved , can ya get that out of my way. " Can I get your number, so I can call An give notice when I’m coming. To give you a heads up" :+1:

But for the most part not much I either can’t maneuver around or just move myself if it’s a little bit of stuff

Absolutely, for the most part all I will be moving is a couple wood benches, indoor flower pots and small stuff. But in a few stores there are a bunch of merchandise everywhere. In those instances I will tell them to move those. I’m going to break that down for the management and tell them I need to have those moved before I clean.

The whole strip malls exterior and interior glass the owner pays for the cleaning. But each individual renter pays for there store glass to be cleaned separately. So this job could potentially grow a lot, If I land it. If I were to land some separate store owners I would then have a ton of things in my way. I should have explained that earlier.

Had a big to do with the owner if this 7-11 a while back. About the insides.
I told her I got no problem doing your insides. Just move everything. She thought it was my job to do it. Hmmmm … not !!!

In confused. Is the landlord paying ?

Yes,the building has interior and exterior windows that the owner of the building pays for. Then each store has there own glass that they pay for separately on Their own.
