Empty Storefronts

Oh i understand. But i appriciate the price checks. I accept any tips or suggestions or ideas you guys give me. So could i just simple ask what the last company charged? And kinda use that as a bench mark. Adjusting my quote id needed?

I wouldnā€™t. Here on the forum youā€™ll find most are pretty against basing prices on what the last guy charged. Plus, is that a question you think youā€™ll ever get an honest answer to?

True. They may say lower hoping i go even lower hahaā€¦gulp this is what makes it scary

I always ask. Lol

Iā€™d go after storefronts that are occupied. You may spend more time chasing people down just to hear not their concern. Im not trying to be a Debbie downer but go after stores that are open. Now if youā€™re contacting landlords perhaps you can attack the angel of the entire mall. Idk just my 2 cents

Dude it seems like you need your business name
,cards, insurance and tools first? Your ambition is awesome but you have to get set up. I know you have some stuff

Every window I see, I want to attack the owner lol but I know everything will sort out with patience.

I have a name and tools. Working on getting cards and yeah insurance. But was thinking of getting 1 or 2 fronts to help pay for it. Wasnt expecting the whole stretch. But dont want to let it get away either. Action gets things done.

Thats a question. Where do i go to get insurance?

Couldnā€™t help you out there lol but in Canada we go through WSIB for mandatory insurance when working commercial. I went through my Auto company for liability insurance. I havenā€™t purchase wsib yet because I havenā€™t found commercial work just yet. Iā€™ve been doing ā€œeasyā€ houses for income for tools and insurance and a learning curve before I go and buy the mandatory commercial insurance. At least with residential, technically you donā€™t need coverage. My liability coverage costs just over 700 a year. Try to go leave cards in ā€œeasyā€ residential houses for income.

I am doing commerical not residential

Unless you get the job and they donā€™t ask for anything! that would be great.

Ahhhhh ok. Quote it and see what happens

Wish you the best!

@GlassMD thank you

So cleaning of vacant store fronts is NOT gonna happen, people wanting a store to do not window shop, the actual store, normally its a space or a floor plan is looked at, where locations and traffic would be considered, dirty window are not going to get cleaned until it is tenanted and shop fitted.

and your price is about 5 times or more what its worth, its really is irrelevant if you take 10 hrs or 10mins your not gonna get paid $5 per side on store front

Appreciate guys going easy the new guy  thats why i asking here instead of just giving that my estimateā€¦ Maybe Iā€™ll just wait till iv move and try again

Donā€™t get discouraged, Brenton. Itā€™s all a learning process and there will be many more lessons aheadā€¦ Along with ups and downs and times when you question if you should have even gotten into this.

Just keep asking, keep learning, and keep taking action as youā€™ve been doing. Itā€™ll be worth it. And youā€™ve got our support along the way!

The answer is always no if you donā€™t ask. I charge $60 for a typical strip mall storefront. I charge more than most people locally. I get told that all the time, but my close rate is still about 80%.

I found a development company who has multiple strip malls with vacant units around Kansas City. I sent a formal estimate, with insurance certificate and W-9 attached, for all vacant units @ $60, double units @ $80 with the subject line: Unsure who to send this to., and body of the email I wrote ā€œIā€™ll be in the area of your office on Tuesday, is that a good day for me to pick up the keys?ā€

It was totally a shot in the dark, but it worked. It may never work again, but it worked for this particular DevCo and now Iā€™m the vacant unit window guy.

Maybe once you get your LLC, insurance, etc. it will work for you.

ā€œ8 doors x $6 each = 50 (48 rounded up)
40 windows x $5 each = 200
Then i just did half the price of the windows for the interior. Totalling $350. So 7.50 per window inside and outā€¦no? They are like 8ā€™ x 4ā€™or so ill see if i can post a picture.ā€

If you get this job with this pricing, my mind will actually be blown. Who in their right mind would pay that for a storefront? Yeah yeah, pricing is different everywhere, but there is no way.
