Contracts and other forms

I am curious as to what a contract looks like, that i offer to a homeowner and commercial client. Are they different? I have one i copied and somewhat modified off a document site.
tell me what you think! What need s to change or be added?
I also have the CCU or Scratch waiver form from IWCA. I just need a solid contract. If needed i will take to a lawyers office to approve, otherwise i need something for now to get going. Heres the rough draft.Go easy on me:D

                   Window Cleaning Agreement         

This window cleaning agreement ( the “Agreement”) is dated as of
____________________, 20,by and between _________________
( “Contractor“) and ___________________________________ ( “Owner” )
( collectively the “Parties” ).

The Parties agree as follows:

1.SERVICES: Contractor will perform the services described below:

ÿ  Clean  interior window panes
ÿ  Clean screens
ÿ  Clean glass shower doors
ÿ  Clean glass doors
ÿ  Clean light fixtures

  1. TIME OF COMPLETION:

The services shall be commenced on or before ____________,20__and
Shall be completed between the hours of _______ A.M. and _________
P.M. Time is of the essence.

If needed to cancel or reschedule please notify me within 3 hrs of original scheduled time agreed upon between both parties. (contractor and owner).

There may be times where completion of the job is extended or rejected due to unexpected issues or any reason given by myself (Contractor)
3. PAYMENT (mark applicable provision)

 ÿ  Owner shall pay Contractor for services performed under this  Agreement the sum of  __________________________dollars ($________)

( This is for one-time projects)

 ÿ     Owner shall pay Contractor for services performed under this Agreement the sum of  __________________________dollars ($________)

Per/Each ______________________.
( This is for ongoing services)

The payments should be paid in the following manner:

Payment will be due upon completion of project. I accept cash or check.
Checks are to be made out to Abel Estrada for amount listed in the agreement above.

  1. OTHER EXPENSES: Owner shall reimburse Contractor for the following:____________________________________________________________________________________________________________________

  2. GENERAL PROVISIONS/ WAIVERS:

Work shall be completed in a workmanship like manner, and if applicable , in compliance with all building codes and other applicable laws.

To the extent required by law, all work shall be performed by individuals duly authorized by law to perform the work.

I (Contractor ) am NOT liable for any scratched , chipped, or broken window panes on the job-site upon arrival. All or any scratched, chipped, or broken panes are discussed before job is started between both parties. Both “Parties” are in agreement with said provision/waiver by signing below.

The format is off. Also i was thinking originally to have the reschedule time at 24-36 hrs. I think i will change that.

Hey Abel.

I personally dont mess around with contracts much anymore. I was big into them a few years back, but Ive learned that if people want to mess you over, they’ll do so whether they have a piece of paper signed or not, and you’ll land more clients who would have been otherwise scared away by the contract approach.

Some may disagree, but I wouldn’t worry too much about it. Keep it simple, do what you’ve promised, and people will pay.

I have never done a contract (for resi) and have never had an issue, of any kind.
