Condo pricing 1st big job

Hi everyone…
Our little company just got a big request.

Can anyone help with pricing in your area, or similar jobs?

A condo association has requested a quote for several buildings.-- exterior only

2 of them are 3 story with 144 window panes ( double hung mostly ) with screens
there are 8 balconies with 6 or 7 glass panels.

What does one do with the windows inside the balcony?
Leave them to the condo owner i assume.

Is it realistic to ask the individuals to remove their screens on their own or do go into each condo to remove them?

The other building is 4 story condo… 190 windows, 16 balconies, same set up with the screens.

We are running RO/DI system with a shindaiwa water pump for extra pressure.
I have 2 WF poles, but with extension only go to 38 feet. I would have to buy a another pole for the 4th floor.

Comments are appreciated.
How long would you estimate each building?

Thanks in advance

Hey there. Where are u located? If you’re in SD and can use some let me know. The way I do it is I send in multiple different quotes for the job they requested but the other services I offer. So in your case I would send in a quote for cleaning just the exterior glass, they remove and replace screens. Another one for your company to remove and replace screens. And another one that includes removing, cleaning, and then replacing screens. If it was me I would also send in one for washing the buildings. Concrete cleaning. Gutter cleaning. And awning cleaning. Generally my quotes are good for 6-12 months on a job like this. Personally I don’t want to deal with the screens at all on this kind of job so I would price it so that the best value is them dealing with screens and you just clean glass. If your not sure about balconies ask your contact. If its an option you would be best off doing a walk around with the potential client so you can address all your questions as they come up. Plus if you presemt your self well your more likely to land the job even at a higher price. Hope that helps. Good luck.

Thanks much
Some good ideas…

I’m in Ottawa Canada, so things might be different here.
I figured about 7 or 8 man hours per building.
What does 560$ per building sound like?

This. Especially in person.

Hi Robin!

Just down the road in Montréal. Good for you for getting the opportunity to bid this complex! I would price much higher. Especially when working at heights of 4 stories, you are entering a zone where most will not be able to offer a quality service. You even mentioned that you will be in need of purchasing a longer wfp. I’m concerned that your price is much much too low considering. I know guys from TO all the way to MTL that are doing similar sounding wfp work for a bare minimum of $125/hr. Even $150 is my absolute minimum and there are plenty of opportunities to make $250/hr. Don’t underbid yourself!

Do you have a few photos of the buildings?

Hey Robin!

Sorry to hear it didn’t work out! I’d stay in touch with them though. Put them on the yearly follow up list.

Website is https://www.purewaterwindowcleaning.ca

Shoot me a note if you’re ever in town with time to kill!

HI Josh
Thanks for getting back so fast.
I checked out you web site and some of your videos…awesome job.
I’m really not that far from you, I live right on the Quebec/Ontario border near Alexandria, North of Cornwall Ontario.
No bike is possible for me, but I love your creativity.
I would love to talk shop, although I have a very different market, I’m sure I could learn a few things from you.
I will call you soon
Thanks
