Commercial building estimate help

Did you say painters are going before you, and then youll follow as they go? If so ive delt with painters over and over agian and they ALWAYS leave paint OVERSPRAY on windows, and them knowing youre going behind them to clean the windows makes them care less about cleaning up the mess because " oh well, the window guy is going to clean them anyway". Be carefull bro, painters will ruin your day if you dont make sure they clean up their mess but at the same time it doesnt really matter, they dont care.

Include language in your bid to cover this scenario. You will hate yourself if you do not.

Way to high for where we lived. We would get the done in 6 hours with two guys. $1,575.00
This is for regular cleaning not first time.

Welp, guess Iā€™m not getting it then if Iā€™ve priced it too high. Iā€™ll wait a week or so before following up. I just didnā€™t imagine a job with so much glass to clean would/could go for $1-2 a pane. I underbid a commercial job last year and got burned pretty bad so Iā€™m apprehensive about how to price.

Per pane pricing doesnt work on all jobs, sometimes you gotta figure in your hourly rate and at the end add whatever percentage works for you. Alot of bigger jobs i do i figure in how long each drop will take me add up my hourly rate then put a percentage on top that im comfortable with. Like @philleepoo said 2 guys takes him 6 hours and he charges around $1500, thats more than $100 an hour each guy, good figures imo. I hope this helped a little for future accounts.

Yeah, lots of good feedback, thank you. I can eye a resi or gutter job pretty well. Doing 20-50 window jobs gets easy to figure out. Get something like 1,000+ and I just donā€™t want to mess up going too low or miscalculating how long itā€™ll take. Our biggest commercial job was actually a ccu. First one and I goofed it on time AND money. Appreciate the constructive feedback.

This is why asking for price isnt really a good idea.

Look back and reread the entire post. The only numbers you received was $3500 and $2000. Wide ranges. You bid scared and went high as you could. Maybe fear of getting burned or over eager for big payday. Everything we do we learn from.

I did show a comparison where two jobs can be so different time wise and one with less windows can take longer to clean.

Your 2 story job had 1000 panes or so, some small and large but close together.

More so getting burnedā€¦Iā€™ll consider all of this and try reaching out with a lower price.

I have said it before in another thread work out you man day price, then how many man days will it take youā€¦ bingo you will have your number.

Steve makes good points. I gave a price based on what I charge in my market area, but there are so many variables in different regions. Just use my model and what works for others and put something together. You may win a few and lose a few, that will help to fine tune your final number of future quotes.

When figuring your personal man day price be sure to include your expenses, competition and location.

If your using wfp but competition uses a ladder you will spend much less time to complete the same task but have more in equipment expenses.

Iā€™ve gone ahead and thought it over better and readjusted the bid to reflect a much lower price, somewhere along the line of @anon46335951 and @philleepoo suggestions.

If maybe Iā€™d had breakfast before doing this :thinking:

My rates vary based on amount of windows on one site, customer with multiple buildings and access.

For me a discount from my normal window price for volume is worth it.

Also the building being referenced has over 500 1st floor windows, simple.

Did you price the insides too?

Inside could possibly take longer to clean than out. Inside pricing has its own obstacles.
