Colorado Pricing

I am interested in starting a residential window cleaning company in Colorado (Northern Colorado to North Denver). What are people charging in Colorado?

I cut and pasted this off the forum this morning. It’s been a basic price for more than a couple years all around the USA.

Prices are normally $8 per window for in and out, $3 per track for a scrub rinse and wipe, and $3 per screen for a wash

In Homer, Alaska, I charge $4 per pane (more for bigger or 2nd story, less for smaller windows), $3 per screen and $3 per track (includes thorough cleaning of opening mechanisms). I haven’t done a sliding scale for screens and tracks yet because all the ones I have cleaned needed lots of love.

Some older windows around here have three panes and deep and narrow metal tracks. I think they showed up during the North Slope pipeline construction in the 70s. They are hard to clean.

I guess this is an international forum now. We even have cleaners from Alaska! :sunglasses:

Sometimes the way people do things is different than the way we do it because the WINDOWS ARE DIFFERENT all around the world. Years ago we had a heated discussion about how to clean a storm window. Turned out we all thought the other guy was cleaning the same window we were trying to clean in our part of the USA. We argued back and forth for days! It was funny when we figured it out.

Residential is hard to get into. You will starve for the first couple of years. Clean glass for a janitorial company. Subcontract from large window cleaning companies. Grow your company on a sure footing. I know of too many window cleaners with big dreams and no money.

My regulars are generally around $5-6, depending on how weird the work is, and how much time it takes. I try to average everything out to about $65/hr. Most of my work is in Boulder, and it’s competitive, but it’s nice once you find a niche… I started with a veteran of the business on storefronts, then worked for a residential focused company for a bit to figure out different homes, and now work with a partner.

$5 per pane, $3 per screen, $3 per track. Add $50 to $75 for 3rd level homes. Extra charge for window well windows, security storm doors with bars, storm windows, hard water & paint removal, garage door windows. With experience $ goal $60 to $75 per hour

Out of curiosity, what is the average pane count per home that you guys do?

I generally do larger homes for some reason… I haven’t done a pane count average, as I bill according to other weird scenarios, but 50 would be a fair guess. A lot of the new homes are modern and square looking.
